Aluminum Wiring Pigtailing & Insurance Letters in Dartmouth

Houses wired in the late 1960s and early 1970s often have aluminum branch wiring, and insurers now ask about it before they will write a policy. Home Style Electric handles the remediation across Dartmouth, Halifax and HRM, and Nova Scotia Power inspects the work and issues the certificate.

Will insurance cover a home with aluminum wiring in Nova Scotia?

Many will, on condition it is remediated, and a number will not write the policy at all until it is. It has become one of the standard questions on an older house here, alongside the fuse panel, the roof and the oil tank. If your insurer has raised it, the letter usually names what they want and by when.

What they are reacting to is not the aluminum itself. It is the connections. At a receptacle or a switch, aluminum behaves differently from copper as it heats and cools, and a connection made without accounting for that can loosen over decades and run hot. The wire in the wall is rarely the problem.

What does remediation actually involve?

Pigtailing means a short length of copper is connected to the existing aluminum conductor with a connector rated for the joint, and the copper is what lands on the device. Every affected connection in the house gets done, which is the part that makes it a job rather than a visit: it is a device at a time, room by room.

The other half is the paperwork, and it is the half your insurer cares about. The work is inspected and certified, and that certificate is what you send them. Remediation without the certificate solves the electrical problem and not the insurance one.

Who inspects it, and what do I send the insurer?

Nova Scotia Power Inspection Services inspects the work and issues the certificate, acting for the province rather than for the municipality. That document is what goes to your insurer.

This is the point where people who have been reading Canadian advice online get caught, so it is worth stating plainly: Ontario’s ESA has no role in Nova Scotia. If your insurer or your agent refers to an ESA certificate, they are using an Ontario term. The equivalent here comes from Nova Scotia Power Inspection Services, and it is the document that does the job.

What are the warning signs before an insurer asks?

Receptacles or switch plates that are warm, discoloured around the slots, or that crackle when something is plugged in. Lights that flicker on one circuit. A faint smell of hot plastic near a device. Any of those on a house of that age is worth a call rather than a wait.

Worth being clear that plenty of aluminum-wired houses show no symptoms at all and are remediated purely because an insurer asked. Absence of symptoms is not evidence the connections are fine, which is exactly why the insurers stopped asking homeowners and started asking for certificates.

For agents and buyers

If you are listing a house of this vintage, the wiring is going to come up, and it is generally cheaper to know the answer than to negotiate one under a deadline. If you are buying, the sequence that causes the most trouble is leaving the insurance quote until after the conditions are waived.

Jamie will look at a panel and tell you what is actually there before anyone commits to a number. For a property being sold, that conversation is usually worth having early enough to be useful rather than early enough to be a bargaining chip.

What it costs

Quoted, because the count of connections is the job. A small bungalow where the original wiring is intact and the devices are accessible is a different proposition from a house that has been part-renovated three times and has junction boxes behind finished walls.

What Jamie will not do is quote it down the phone. He looks at the panel, works out what is actually aluminum and how much of it, and tells you what is involved. If your insurer has given you a deadline, say so when you call, because it changes how the work gets scheduled.

Permits and inspection in Nova Scotia

Remediation on this scale is permitted and inspected work, and the certificate that comes out of the inspection is the point of the exercise. It is not work that falls inside the small-job exemptions in the Electrical Code Regulations, and in any case a permit cannot be issued to a homeowner here, which our guide to doing your own electrical work sets out in the regulation’s own words.

Questions

Asked Often

How do I know if my house has aluminum wiring?

The cable jacket in the panel is often stamped ALUMINUM or AL, and the conductor itself is silver rather than copper-coloured. An electrician can tell you in minutes with the panel cover off. Do not go looking behind receptacles yourself: those connections are the specific thing that fails on this wiring.

Do I need a full rewire, or is pigtailing enough?

That depends on your insurer, not on us, and it is the question to put to them in writing before anyone starts. Many accept properly done remediation with the inspection certificate. Some want a rewire. Getting their position in writing first is what stops you paying for the wrong answer.

Are the purple wire nuts safe?

They are a recognised connector for this and they are not the same thing as an ordinary marrette. The failure mode on aluminum branch wiring is the connection rather than the wire, so the connector and how it is made are the whole job. What matters more than the colour is that the work is inspected and certified.

I am buying a house with aluminum wiring. What should I do?

Get your insurance quote before the conditions come off, not after. The usual order of unpleasant surprises is that financing depends on insurance, insurance depends on the wiring, and the wiring turns up in the inspection report. Knowing what your insurer wants changes what the house is worth to you.

  • We hired Jamie's company last year after we bought a new house. The work was to remodel the electric wiring for a large house and install a separate 30 amp panel (to make two services in the house) and convert my old oil/hotwater heating to electric. Jamie and his people did the work very professionally and their price was very fair. He took care of all the communications with NS Power inspectors and made sure the inspection went as smoothly as possible. I also find Jamie is a very honest and kind person. I trust his work. It has been over 15 years since I owned my first house and hired numerous contractors for house fixes. Jamie is the best one.

  • Really went above and beyond on my reno. Both Jamie and his apprentice were friendly, honest, neat, and knowledgeable. I'd be as happy to have them over for dinner as I would be to recommend them to friends and family.

  • I didn't end up requiring their service, but just my interactions with them over the phone, and the way Jamie immediately made room for me in a busy day was very appreciated. While one never wishes for electrical issues, I'll definitely call this company with any future issues that might crop up.
